Monthly Service Charge
Owners of Residences in Cocco Lagoon pay a Monthly Service Charge of $2.95/m2 excluding the area of the associated garden. The fee must be paid for the year in advance, which ensures the smooth operation of the Condominium.
The above fees cover common costs such as:
– estate management,
– protection of the estate,
– gardening of common areas,
– removal of waste and liquid impurities,
– land lease tax,
– maintaining the reception and concierge 24/7,
– service and care of common and recreational areas – beach, lagoon, greenery, roads, lighting of the complex.

Our updates system enables real estate buyers to access information about construction progress and upcoming payments.
Ownership
The ownership transfer process will take 14 to 60 working days from the completion of construction. The Title Deed is issued by the Condominium Board, which is located in Stone Town, Forodhani, Unguja. The only documents required to be provided by the buyer of the property are a passport photo, a copy of the passport, and a birth certificate.
The transfer of ownership can be done in Zanzibar or the client’s current residence.
Real estate can be purchased by a citizen of any country in the world.
As a property owner, you have full rights to sell, gift, and inherit it. Our legal department will be happy to assist and support you in this regard.
The legal basis for the purchase of the property is the Condominium Act No. 10 of 2010.
The Cocco Lagoon project is a Real Estate project approved and under the control of ZIPA – the Zanzibar Investment Promotion Authority.
